|The supply of properties in Port Macquarie is currently 343 vs 340 in May 2017 where as Port Macquarie & its surrounding areas is currently 617 vs 604 in May 2017. The number of properties in both Port Macquarie and its surrounding areas have gone up slightly. The enquiry level is still good from buyers except that they are slowing slight on the investors & more for the first home buyers and renovators.|
The Reserve Bank has opted to leave rates on hold at the beginning of June once again. Whilst APRA (Australian Prudential Regulation Authority) is still tightening the banks up on their policies, it's forcing the banks to both tighten lending policies and increase their own rates. The market is still very active. We all expect a slowing of the market at some time but after meeting with Darryl Conroy - Senior Economist at Suncorp Bank, it's evident it is on its way but maybe not this year or even next year. It is almost certain that interest rates remain on hold for some time but there are other things being implemented to slow the Real Estate Market.
|The market continues to roll on very well. Whilst stock levels for listings coming onto the market are low, we are still getting our fair share with plenty of buyers still active and searching for their new home. Yes, properties are taking a little longer to sell but we are still setting great prices.|

If you haven't viewed my June update, I answered the common question people ask me - "Is winter a good time to sell?". My belief is yes. We always sell just as many properties in winter as we do in any other season. At the moment in Port Macquarie, if you were to list your home you would be competing 1 in 343 properties where as in spring it could increase to 1 in 500 or 1 in 600 with everyone waiting to sell then. Plus with the first home buyers in NSW receiving free stamp duty up to $650,000, this is going to give a real burst in the market so is winter the right time to sell - I say yes.
